At R44 Property Management, we keep our pricing simple, clear, and competitive—no hidden fees, no surprises. Our fee structure is designed to provide excellent service while maximizing your rental income. We only charge four straightforward fees:
Monthly Management Fee
Our monthly management fee is tailored to your property’s needs. This fee typically falls between 7-9% of the monthly rent, depending on factors such as:

✔ Property location
✔ Expected rental income

Lease Renewal Fee
When it’s time to renew a lease, our renewal fee is 25% of one month’s rent.
Lease renewals include:
✔ Rental rate analysis to maximize income
✔ Lease negotiation and tenant communication
✔ Updated lease agreement execution
Leasing Fee
We charge one month’s rent to lease a vacant unit. This fee is only charged once a tenant moves in—never upfront. Our leasing service includes:
✔ Comprehensive tenant screening
✔ Property marketing across top rental platforms
✔ Lease preparation and execution
One-Time Onboarding Fee
To ensure a smooth setup, we charge a one-time onboarding fee of $100. This covers:
✔ Initial property assessment
✔ Account setup in our management system
✔ Coordination of required paperwork and service arrangements
